Here are a few practical tips, based on recommendations from our home insurers, to better protect your property.
1.INSPECT YOUR INDOOR PLUMBING
- Check pipes and plumbing systems located on exterior walls – they are more at risk of freezing and bursting.
- Place drip trays under your appliances (washer, water heater, air conditioner, etc.), especially if they’re above a living space.
- Look for signs of leakage under sinks, basins and around faucets.
2. KEEP AN EYE ON THE BASEMENT AND MECHANICAL EQUIPMENT
- A water heater has a lifespan of 10 to 13 years. After 10 years, you should consider replacing it to avoid a sudden leak.
- Test your sump pump regularly (e.g. pour 19 liters of water into the drainage well).
- Prepare a battery backup for power failures, which often occur at the same time as floods.
- Check basement walls and ceilings for water stains and quickly identify the source.
3. PERFORM REGULAR INTERIOR MAINTENANCE
- Inspect bathroom joints and caulking around tiles.
- Watch for water stains, cracks in walls or signs of swelling around doors and windows.
- Look for signs of damp or mold that could indicate slow infiltration.
4. INSPECT THE EXTERIOR OF YOUR PROPERTY
- Check the roof for warped or damaged shingles.
- Clean gutters and downspouts regularly to prevent water build-up.
- Water must drain away from the foundation to prevent seepage into the basement.
- Inspect caulking joints around exterior doors and windows, replacing any dry or cracked sealant.
